An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Phuket: European and Russian winter travel; Chinese New Year; Diving and beach season; Wellness retreats. Guests I price for: Couples and families on 7 to 14 night villa stays in Bang Tao, Kamala, Rawai and Nai Harn. Where I start: Villa pricing with a deep monsoon discount, weekly and fortnightly discount ladders, and Christmas to Chinese New Year premiums with minimum stays.
On Airbnb, Booking.com, Agoda and Vrbo I set up PriceLabs or Wheelhouse with peak minimum stays, weekly and fortnightly discount ladders, monsoon floors and gap rules, while aligning cleaning, staff and pool fees across every channel. Villa calendars on Vrbo and Airbnb get the same seven-night peak rules so neither channel splits a fortnight.
