An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Bali: Australian and European holiday calendars; Surf season in Uluwatu and Canggu; Digital-nomad demand in Canggu and Ubud; Wedding and villa-retreat travel. Guests I price for: Australians on 5 to 10 night stays, Europeans on 2 to 3 week trips, and remote workers on monthly stays. Where I start: Villa pricing by bedroom count and pool, monthly discount ladders for nomads, and holiday-season minimum stays.
On Airbnb, Booking.com, Agoda and Vrbo I set up PriceLabs or Wheelhouse with Australian and European holiday calendars, Nyepi handling and monthly rate ladders for remote workers, so each channel prices consistently, guests see the same total including the levy, and peak weeks stay protected for short holiday stays.
