An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Gold Coast: Queensland school holidays; Theme parks; Surf and beach season; Gold Coast Marathon and Magic Millions. Guests I price for: Australian families and groups on 4 to 7 night stays in Surfers Paradise, Broadbeach and Burleigh. Where I start: School-holiday premiums with minimum stays, family-size positioning, and weekly discount structures.
On Airbnb and Stayz I set up PriceLabs or Wheelhouse with Queensland and interstate school holidays loaded, weekly discounts that never undercut peak value, and event weekends like Magic Millions priced on their own, so the listing earns well across the year.
