An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Honolulu: Winter escape travel from the US mainland and Canada; Japanese and Korean inbound travel; Pro Bowl, marathon and surf competitions; Military and government travel. Guests I price for: Couples and families staying 5 to 10 nights in Waikiki condos, with a large international share. Where I start: Condo-tower positioning by view and floor, weekly and monthly discount ladders, and compliance with Oahu's 30-night minimum outside resort zones.
For Oahu hosts I set up PriceLabs or Wheelhouse with you: same-building comp sets, weekly and monthly discount ladders, Golden Week and holiday seasons, and minimum stays that respect the local rules, applied consistently across Airbnb, Vrbo, Booking.com and Expedia.
