Hotel revenue management consulting is an independent review followed by a plan. I look at 12 to 24 months of your own data, shop your comp set, and find where rates, restrictions or channels are costing you money. Unlike outsourcing, I do not make your daily decisions; your team does, with a better plan.
This is my view of Indiana Dunes. The Indiana Dunes is Chicago's beach weekend. Most guests drive or ride the South Shore Line for two or three nights between June and August, so Fridays and Saturdays carry the year. Homes in Beverly Shores, Long Beach or near Washington Park in Michigan City win on walking distance to the sand. I price the beach walk first, protect summer weekends with two-night minimums and accept that winter is quiet.
For a Dunes owner I compare your summer weekends with the weekdays around them, then look at how early the Fourth of July and August sold. We set minimum stays, a beach distance position against nearby homes and a winter plan, and I explain each rule so you can run it without me if you prefer.
The service in general is described on my hotel revenue management consulting page; this page covers how I apply it in Indiana Dunes.
