An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Eureka Springs: The Victorian historic downtown; Thorncrown Chapel; Ozark foliage and Beaver Lake; Wedding and motorcycle-rally tourism. Guests I price for: Couples on romantic 2 night getaways and wedding parties booking multiple homes across the historic district and Beaver Lake. Where I start: Foliage and wedding-weekend premiums, group-booking coordination for weddings, and midweek gap filling through a quiet winter.
My PriceLabs or Wheelhouse setup here adds wedding weekends, Diversity Weekends, rallies and foliage as custom events, keeps two-night weekend minimums, prices lake homes weekly in summer and fills winter midweeks with targeted offers rather than flat discounts that teach couples to wait.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Eureka Springs.
