Airbnb revenue management is the ongoing work of pricing every night, setting stay rules, managing channels and reporting results. It goes further than a pricing tool: I review the strategy as demand, events and your own pace change, and I explain every change I make.
What I plan around in Kotor: the UNESCO-listed fortified old town and the climb to St John's Fortress; the fjord-like Bay of Kotor and cruise-ship arrivals; Perast and the island church of Our Lady of the Rocks; the Boka Night festival and the yacht berths of Porto Montenegro at Tivat. Guests I price for: International couples and small groups on two to four night stays inside and just outside the old town, plus cruise-linked and yachting visitors. Where I start: Charging premium summer rates on scarce stone old-town stock in a cruise-pressured bay, extending the shoulder along the coast, and completing the mandatory tourist registration and categorisation.
I set up your pricing on Airbnb, Booking.com, Vrbo and Expedia with Boka Night and Fašinada loaded ahead, minimum stays that tighten in July and August, separate calendars for bay and Tivat homes, and clear arrival details for guests who cannot drive into the walls.
