An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Snowdonia: climbing Yr Wyddfa (Snowdon) and the Eryri National Park peaks; Zip World and the adventure attractions in the old slate quarries; Portmeirion village and the castles at Conwy and Caernarfon; the Llandudno seafront and the UNESCO slate-landscape heritage. Guests I price for: Walkers, climbers and families on week-long stays around Betws-y-Coed, Llanberis, Llandudno and Bala. Where I start: Balancing a mountain-adventure peak against coastal demand while tracking Welsh short-term-let rules, from the 182-day letting threshold and council-tax premiums to the new statutory registration and licensing scheme.
I set up the pricing tool with you so summer weeks, bank holidays and half-terms carry their own premiums, short breaks open in quieter months, and letting days are tracked so the calendar stays compliant, with consistent rules across Airbnb, Booking.com and Vrbo.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Snowdonia.
