An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Kotor: the UNESCO-listed fortified old town and the climb to St John's Fortress; the fjord-like Bay of Kotor and cruise-ship arrivals; Perast and the island church of Our Lady of the Rocks; the Boka Night festival and the yacht berths of Porto Montenegro at Tivat. Guests I price for: International couples and small groups on two to four night stays inside and just outside the old town, plus cruise-linked and yachting visitors. Where I start: Charging premium summer rates on scarce stone old-town stock in a cruise-pressured bay, extending the shoulder along the coast, and completing the mandatory tourist registration and categorisation.
I set up your pricing on Airbnb, Booking.com, Vrbo and Expedia with Boka Night and Fašinada loaded ahead, minimum stays that tighten in July and August, separate calendars for bay and Tivat homes, and clear arrival details for guests who cannot drive into the walls.
