An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Mykonos: Beach clubs at Psarou, Paradise and Super Paradise; Mykonos Town, Little Venice and the nightlife season; Cruise calls and Delos day trips; Luxury villa and wedding demand. Guests I price for: International groups, couples and high-spending villa guests on 3 to 7 night stays. Where I start: A short, very high summer peak, villa minimum stays, shoulder floors in May and October, and Greece's short-term rental registration and climate resilience fee.
I set up the pricing tool so the peak weeks sit on their own high base, minimum stays tighten as summer approaches, gap nights are handled without dumping the price, and the climate resilience fee shows in the total. Villa owners also get rules for group size and events.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Mykonos.
