Hotel revenue management consulting is an independent review followed by a plan. I look at 12 to 24 months of your own data, shop your comp set, and find where rates, restrictions or channels are costing you money. Unlike outsourcing, I do not make your daily decisions; your team does, with a better plan.
This is my view of Okoboji. The Iowa Great Lakes run on a short, intense summer. Families from Iowa, Nebraska, Minnesota and South Dakota book the same lake week year after year, Saturday to Saturday, and the Fourth of July week on West Okoboji is the most valuable stretch in the calendar. Frontage, a dock and a boat lift matter more than interior finish. I build the summer in weeks, protect the holiday week and accept that winter is mostly about Winter Games weekend and ice fishing.
For an Okoboji owner I start with the summer weeks: which belong to returning families, which should go to the open market and what each is worth given the lake and frontage. Then we set the shoulder rules, the winter floor and a renewal process for past guests that runs to a fixed date every year.
The service in general is described on my hotel revenue management consulting page; this page covers how I apply it in Okoboji.
