An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Smith Mountain Lake: Boating and waterfront summer season; Roanoke and Lynchburg weekend travel; Family reunions and weddings; Blue Ridge Parkway autumn trips. Guests I price for: Virginia and Mid-Atlantic families on weekly summer stays and weekend groups. Where I start: Weekly summer rates, waterfront and dock premiums, and long off-season floors.
I manage Smith Mountain Lake pricing across Vrbo, Airbnb and Booking.com in PriceLabs or Wheelhouse, with Vrbo usually leading for summer family weeks. I keep one changeover rule on every channel, adjust for boat and dock features, and move winter onto monthly rates so the calendar earns something from November onwards.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Smith Mountain Lake.
