An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Piran: Piran's Venetian old town; Portorož beaches and casinos; Izola and Koper; Day trips from Ljubljana and Trieste. Guests I price for: Slovenian, Austrian and Italian couples and families on 2 to 5 night stays. Where I start: Summer premiums, small-apartment pricing and tourist tax.
I set the pricing tool so summer weekends and holiday dates in Slovenia, Austria and Italy are priced higher, minimum stays change with the season, and winter rates stay attractive for short breaks. I also check that the tourist tax shows correctly on Airbnb and Booking.com.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Piran.
