An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Pisa: Leaning Tower and Piazza dei Miracoli; Lucca Comics and Games; Lucca Summer Festival; Puccini opera at Torre del Lago. Guests I price for: Tuscany travellers and festival crowds on 2 to 4 night stays inside Lucca's Renaissance walls and near Pisa's Piazza dei Miracoli. Where I start: the autumn Comics and Games surge that rivals summer, airport-gateway demand into Tuscany, and Tuscany regional coding plus national CIN.
I set up your pricing on Airbnb, Booking.com and Vrbo so Lucca Comics dates, summer festival nights and Puccini evenings are loaded ahead, one-night stays are allowed only where they pay, and Tuscany codes and the CIN show on every channel.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Pisa.
