An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Seychelles: Honeymoon and luxury travel; European and Gulf holiday calendars; Diving and sailing season; Praslin and La Digue island demand. Guests I price for: European and Gulf couples on 7 to 10 night stays. Where I start: Holiday premiums, weekly pricing, and self-catering licence compliance.
On Airbnb and Booking.com I set up weekly pricing, island-hopping friendly minimums and seasonal rules that follow the trade winds. In PriceLabs or Wheelhouse I add the festive and European holiday dates, and keep the base rate high enough that automation never undercuts a market with very limited supply.
