An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Vero Beach: Winter snowbird season; Sea-turtle nesting along the barrier island; Sebastian Inlet surfing and fishing; McKee Botanical Garden and the Vero Beach arts district. Guests I price for: Snowbirds on monthly winter stays and Florida families on shorter beach breaks around Vero Beach, Sebastian and Stuart. Where I start: Long-stay winter rate cards, shoulder-season nightly pricing, and hurricane-season discounting balanced against turtle-nesting demand.
For Vero Beach, Sebastian or Stuart I configure PriceLabs or Wheelhouse with monthly winter rate cards, Spring Training weeks near Port St. Lucie, nightly summer pricing, fishing weekends and storm-season terms. Airbnb, Vrbo, Booking.com and Expedia then show consistent prices and stay rules.
