Hotel revenue management consulting is an independent review followed by a plan. I look at 12 to 24 months of your own data, shop your comp set, and find where rates, restrictions or channels are costing you money. Unlike outsourcing, I do not make your daily decisions; your team does, with a better plan.
This is my view of Yerevan. Yerevan has a long season from May to October, shaped heavily by the Armenian diaspora coming home for weeks at a time. Families from the United States, Russia and France book large flats in the centre for long stays, while tourists use the city as a base for Garni, Geghard and Lake Sevan. Tech workers and remote staff add steady monthly demand. I price for length of stay first and treat Kentron near the Cascade and Northern Avenue as its own market.
With a Yerevan owner I review the balance between diaspora summer stays, tourists and monthly remote workers, and decide which guest the property suits best. The plan sets seasonal targets, rules for long stays and a list of listing changes, especially on space, cooling and workspace.
The service in general is described on my hotel revenue management consulting page; this page covers how I apply it in Yerevan.
