An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Yerevan: Diaspora visits in summer; Garni, Geghard and Lake Sevan day trips; Tech-sector and remote workers; Cognac and wine tourism. Guests I price for: Diaspora families on 1 to 3 week stays, tourists on 3 to 5 nights and remote workers on monthly stays. Where I start: Summer diaspora pricing, monthly rates and local registration.
I set your pricing tool so summer favours longer stays, 24 April, Vardavar and Independence Day sit as events, monthly rates attract remote workers in winter, and the calendar avoids short gaps between the long diaspora bookings that make up the peak.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Yerevan.
