Airbnb revenue management is the ongoing work of pricing every night, setting stay rules, managing channels and reporting results. It goes further than a pricing tool: I review the strategy as demand, events and your own pace change, and I explain every change I make.
What I plan around in Zakopane: skiing and the FIS ski-jump World Cup at the Wielka Krokiew; the Tatra peaks, the Gubalowka ridge and the Kasprowy Wierch cable car; the Morskie Oko lake and Podhale Goral mountain culture; the shops and grilled oscypek cheese along Krupowki street. Guests I price for: Polish and central-European families and groups on week-long winter-ski and summer-hiking stays, concentrated near Krupowki and the trailheads. Where I start: Running a dual ski-and-hike season with sharp Christmas, New Year and school-holiday premiums, floor-pricing the two shoulders in Poland's busiest mountain resort.
I set up your pricing with Christmas, New Year, each regional school-holiday window and summer hiking weeks as separate bands. Airbnb, Booking.com, Vrbo and Expedia then share the same minimum stays and fees, so the calendar fills with the right length of stay.
The service in general is described on my airbnb revenue management page; this page covers how I apply it in Zakopane.
