An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Åre: Åre ski area; Sportlov school holiday weeks; Summer mountain biking at Åre Bike Park; World Cup ski races. Guests I price for: Stockholm and Swedish families and groups on weekly ski stays. Where I start: Sportlov week pricing by region, Easter premiums and summer bike-park rates.
I set up the pricing tool with every sportlov week loaded by region, Easter marked separately and summer bike-park dates as their own season. Minimum stays move between full weeks in winter and shorter stays in summer, and I review pickup weekly through February and March, when small changes matter most.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Åre.
