An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Prague: Christmas markets and New Year's Eve; Prague Spring festival; Stag and hen groups; Conference season. Guests I price for: European city-breakers and groups on 2 to 4 night stays in Old Town, Vinohrady and Žižkov. Where I start: Group-size and weekend premiums, New Year's Eve minimums, and winter floors that hold rate rather than chase occupancy.
For Prague hosts I set up PriceLabs or Wheelhouse with festival and Advent bands, New Year's Eve rules, weekend uplifts and group pricing where the building allows it, keeping Airbnb, Booking.com and Vrbo aligned so guests from different markets see consistent totals.
