An Airbnb revenue forecast is a month-by-month projection of occupancy, ADR and revenue for one property, set beside comparable listings. Buyers use it to test a purchase, operators use it to check an arbitrage lease, and hosts use it to set targets for a live listing.
What I plan around in Bornholm: Beaches at Dueodde; Hammershus ruins and round churches; Folkemødet democracy festival in June; Ferry links from Ystad and Køge. Guests I price for: Danish, German and Swedish families on weekly summer house stays. Where I start: Short-season weekly pricing, festival premiums and Danish holiday rental rules.
I set up the pricing tool with Danish, German and Swedish school holidays loaded as separate events, Folkemødet nights marked on their own, and minimum stays that shift from full weeks in July to short breaks after mid-August. I then watch the calendar weekly and adjust when the ferry or holiday picture changes.
The service in general is described on my airbnb revenue forecast page; this page covers how I apply it in Bornholm.
