An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Budva: Budva old town and beaches; Sveti Stefan and Petrovac; Summer nightlife and festivals; Regional travellers from Serbia and the wider Balkans. Guests I price for: Balkan, Russian-speaking and western European families and groups on 5 to 10 night summer stays. Where I start: Sharp summer peak pricing, weekly rates and Montenegrin tourist tax registration.
I configure the pricing tool with you so July and August use weekly logic, June and September have their own curves, and winter switches to long stays automatically. I also check that Booking.com and Airbnb rates and minimum stays line up so one channel never undersells the other.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Budva.
