An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Cooperstown: The National Baseball Hall of Fame Induction Weekend; Cooperstown Dreams Park youth tournaments; The Glimmerglass opera festival; Otsego Lake and the Fenimore Art Museum. Guests I price for: Baseball families on week-long stays during Dreams Park tournament weeks, plus fans converging for Induction Weekend near Main Street and Otsego Lake. Where I start: Week-long tournament minimum stays through the summer, Induction-weekend surge pricing, and off-season monthly positioning for a market that all but closes in winter.
In PriceLabs or Wheelhouse I set fixed check-in days for the tournament season, block-sell full weeks, add Induction Weekend and Glimmerglass dates as custom events, and switch to monthly settings for winter, so the tool never breaks a team week into fragments.
