An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Crested Butte: Crested Butte Mountain Resort skiing; The Crested Butte Wildflower Festival; Summer mountain biking and hiking; Western Colorado University events in Gunnison. Guests I price for: Skiers and mountain-biking couples and families on 4 to 7 night stays in Mt. Crested Butte and the historic town, plus Gunnison university visitors. Where I start: Sharp winter and mid-summer twin peaks around deep spring and autumn off-seasons, week-long ski minimums, and wildflower-season premiums.
In PriceLabs or Wheelhouse I build a ski curve and a summer curve separately, add Fat Tire Bike Week, the Wildflower Festival and holidays as custom events, set gap rules between ski stays, and switch to monthly settings in the mud seasons.
