An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.

Guests I price for: North Carolina and Virginia families on Saturday-to-Saturday week-long summer stays in Emerald Isle, Pine Knoll Shores and Atlantic Beach. Where I start: Weekly summer minimums, per-bedroom oceanfront positioning, and off-season monthly rates that keep large houses earning through the winter.
In PriceLabs or Wheelhouse I set Saturday changeovers for summer, add Big Rock week, July Fourth and the Seafood Festival as custom events, keep shorter stays in spring and autumn, and add monthly settings for winter tenants in large houses.
