An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Flagstaff: Grand Canyon South Rim visitation; Route 66 and Sedona road trips; Arizona Snowbowl ski season; Northern Arizona University calendar. Guests I price for: International and domestic road-trippers on 1 to 3 night stays, Phoenix families escaping summer heat. Where I start: Summer premiums, road-trip-length minimum stays, and shoulder floors.
In PriceLabs or Wheelhouse I keep one-night stays open with orphan-night pricing, add NAU events, Snowbowl holidays and storm weekends as custom events, and set separate weekday and weekend curves so Phoenix weekend traffic is priced properly and quiet Tuesdays are not overpriced.
