An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in The German Baltic Coast: Jasmund National Park chalk cliffs and the Koenigsstuhl viewpoint on Ruegen; the Baederarchitektur resorts of Binz, Sellin and Heringsdorf; Usedom's long imperial-era beaches and pier promenades; spa and wellness breaks in the classic Kurort towns. Guests I price for: German families and couples on seven to ten night summer stays near Binz, Sellin and Ahlbeck, with off-season wellness guests taking shorter breaks. Where I start: Managing a steep summer peak with Saturday-to-Saturday changeovers, then using spa demand and long-weekend pricing to lift the deep winter trough.
In PriceLabs or Wheelhouse I set Saturday changeovers for peak summer, separate bands for the Ascension and Pentecost weekends, and shorter stays from September. Your Airbnb, Booking.com, Vrbo and Expedia listings then follow one plan, so a family week is not split into short, unsellable gaps.
