An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Grand Junction: Palisade wine country and Colorado Mountain Winefest; The Palisade Peach Festival; Colorado National Monument and Grand Mesa cycling; The Country Jam music festival. Guests I price for: Front Range and out-of-state couples on 2 to 3 night harvest and cycling weekends around Palisade and the Redlands, plus visiting university families. Where I start: Autumn harvest and festival premiums, cycling-season weekend minimums, and midweek shoulder discounts to balance a compact wine-and-outdoors calendar.
For Grand Junction hosts I set up PriceLabs or Wheelhouse with you: festival and harvest dates as their own seasons, two-night weekend rules for cyclists, and midweek pricing that keeps the calendar moving, applied the same way on Airbnb, Vrbo and Booking.com.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Grand Junction.
