An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Heidelberg: Schlossbeleuchtung castle illuminations and fireworks over the Neckar; Heidelberger Herbst autumn festival in the Altstadt; Ruperto Carola university term and academic conferences; Weihnachtsmarkt Christmas markets on Marktplatz and Kornmarkt. Guests I price for: Couples and culture travellers on two to three nights near the Altstadt and Philosophenweg, plus academics and parents visiting the university who favour Neuenheim and Bergheim. Where I start: Pushing weekend and illumination-night premiums while holding sensible two-night minimums, and keeping the Baden-Wuerttemberg short-term-let registration in order to stay compliant.
I set up your Heidelberg listing in PriceLabs or Wheelhouse with dated events for the three illuminations, Herbst and the market weekends, plus weekly discounts aimed at visiting researchers. Airbnb, Booking.com and Vrbo then price from one logic, so a semester-long guest and a weekend couple both see a fair rate.
