An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Hobart: MONA and Dark Mofo; Sydney to Hobart yacht race; Summer hiking and food tourism; Cruise calls. Guests I price for: Domestic couples and families on 3 to 5 night stays. Where I start: Summer and festival premiums, and winter floors.
On Airbnb and Stayz I set up PriceLabs or Wheelhouse with Tasmania's event dates, winter floors and summer premiums, and I make sure the listing explains heating, parking and touring routes that influence how long guests stay, because a Hobart base for day trips sells differently from a festival bed.
