An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Isles of Scilly: Tresco Abbey Garden and island beaches; World Pilot Gig Championships; Wildlife and birdwatching; Ferry and Skybus access from Cornwall. Guests I price for: UK couples and families on weekly stays, many returning year after year. Where I start: Weekly pricing around transport schedules, repeat-guest booking windows and short-season floors.
I set up the pricing tool with weekly stays in summer, gig championships and October birding weeks loaded as events, and changeover days aligned with transport. I also keep a separate approach for returning guests, so their early bookings are priced at current rates before public sale.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Isles of Scilly.
