An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Kauai: Winter escape travel; Volcanoes National Park and Kona coffee tourism; Na Pali Coast and Poipu beach demand; Wedding and honeymoon travel. Guests I price for: Couples and families on 5 to 10 night stays. Where I start: Weekly and monthly discount ladders, holiday premiums, and county TVR permit compliance.
In PriceLabs or Wheelhouse I build weekly and monthly discount ladders, a long-stay winter season and event dates like Merrie Monarch and Ironman. Airbnb, Vrbo, Booking.com and Expedia then show consistent rates, taxes and minimum stays, so no channel quietly undercuts another.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Kauai.
