An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Lake Como: Lake Como luxury and wedding travel; Lake Garda family and German holiday demand; Cycling and watersports; Milan and Verona day trips. Guests I price for: North American and European couples on 4 to 7 night stays, German families on weekly stays at Garda. Where I start: Luxury-tier weekly pricing on Como, family weekly rates on Garda, and off-season floors.
In PriceLabs or Wheelhouse I load Como wedding weekends, Bavarian and Baden-Württemberg Pentecost holidays for Garda, and events like the Monza Grand Prix, then set weekly stays where they fit. Airbnb, Booking.com and Vrbo follow one plan, so a Garda family week and a Como wedding weekend each get the right rules.
