An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Lake Constance: Konstanz, Lindau and Meersburg; Mainau flower island; Cycling around the lake; Swiss and Austrian cross-border visitors. Guests I price for: German families and couples on 3 to 7 night stays and cyclists on one-night hops. Where I start: Summer weekly rates, cyclist one-night pricing and local Kurtaxe and registration rules.
I set up the pricing tool so cyclist nights, school-holiday weeks and Christmas market weekends each follow their own rules, guest tax shows in totals on every channel, and minimum stays shorten automatically as summer gaps appear close to arrival.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Lake Constance.
