An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Lake Havasu City: Spring break on the Colorado River; The relocated London Bridge and Bridgewater Channel; The Desert Storm Poker Run boat show; Winter snowbird season from Canada and the north. Guests I price for: Boating groups and college students on 3 to 5 night spring stays near the London Bridge and Channel, plus long-stay winter snowbirds seeking mild desert weather. Where I start: Spring-break and boating-event premiums, deep summer heat lows, and long-stay winter snowbird monthly pricing, with strict weekend minimums during peak river events.
Inside PriceLabs or Wheelhouse I load spring break, the Poker Run, the Balloon Festival and the jet ski finals as events, add deposits and weekend minimums, and set December to March monthly rates for Airbnb, Vrbo and Booking.com, so each channel sells the right guest at the right time.
