An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Leipzig: the Leipzig Book Fair; the Wave-Gotik-Treffen; Bach heritage and the Bachfest; the Plagwitz creative scene. Guests I price for: festival crowds and cultural travellers on 2 to 3 night stays in the Zentrum and the creative Plagwitz district. Where I start: distinct festival spikes across the year rather than a summer peak, trade-fair and concert demand, and Saxon registration and tourist-tax rules.
In PriceLabs or Wheelhouse I load Leipzig's festival and fair dates as custom events with their own minimum stays, and I separate weekday business demand from weekend culture guests. Your Airbnb, Booking.com and Vrbo listings then move together, so the Pentecost weekend is never sold cheaply on one channel.
