This is my view of Maui. Maui is going through a structural change. The county is phasing out short-term rentals in many apartment-zoned buildings over the next few years, and West Maui is still recovering from the 2023 fires. So the first question for any Maui owner is how long the property can keep operating as a vacation rental, and what the plan is after that. Pricing for the years that remain has to reflect that horizon.
For a Maui owner I start with the legal horizon of the property, then build a pricing plan for the nightly years that remain and a fallback for monthly or longer stays. I also check how the unit stacks up inside its own complex, because that is where guests compare it.
