An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Maui: Winter escape travel from the mainland and Canada; Humpback whale season; Road to Hana and Haleakala; Wedding and honeymoon travel. Guests I price for: Couples and families on 5 to 10 night condo and villa stays. Where I start: Weekly discount ladders, holiday premiums, and compliance with Maui County's short-term rental zoning.
For Maui hosts I set up PriceLabs or Wheelhouse with weekly discount ladders, holiday and whale-season bands, fixed changeover days over Christmas, and a monthly profile ready for units that must shift away from short stays, all calibrated against comparable units in the same resort.
