An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Monaco: Monaco Grand Prix; Monaco Yacht Show; Monte-Carlo Casino and luxury hotels; Business and wealth-management travel. Guests I price for: Grand Prix and yacht show guests booking far ahead, luxury leisure and business travellers. Where I start: Event-week pricing at extreme premiums and strict local rules limiting short-term rentals.
Where short lets are allowed, I set the pricing tool with the Grand Prix, the Yacht Show and the tennis as named periods, multi-night minimums, high floors and clear deposits. For border-town properties in France I make sure taxe de séjour and French rules are handled correctly.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Monaco.
