An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Murcia: Mar Menor and La Manga beaches; Golf resorts and winter residents; Cartagena's Roman theatre and naval history; Murcia Holy Week and Spring Festival. Guests I price for: Spanish families on summer weeks and northern European golfers and retirees on monthly winter stays. Where I start: Summer weekly rates, monthly winter pricing and regional tourist rental registration.
I set up the pricing tool so summer weekly stays on the coast, winter monthly rates on the golf resorts and festival dates in Murcia city and Cartagena run as separate rules, with realistic floors for the quiet weeks in November and early December and clear utility terms for long stays.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Murcia.
