Summer weekends are strongest, and the casinos keep winter from going completely quiet. I price summer weekends firmly and use casino and event traffic to fill midweeks.
For a shoreline owner I confirm the town rules first, then position the home by walkability and water views, and build a calendar that values summer weekends fully while filling winter and midweeks with casino, college and defence-related stays, rather than leaving those nights empty.
