An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Mystic: Mystic Seaport Museum; Mystic Aquarium; The Foxwoods and Mohegan Sun casinos; Stonington Borough and shoreline beaches. Guests I price for: New York and Boston weekenders on 2 to 3 night stays around Mystic, Stonington and Groton, mixing seaside sightseeing with casino trips. Where I start: Weekend-heavy summer demand with strong minimum stays, midweek gap filling, and shoulder-season rates supported by year-round casino traffic.
For Mystic hosts I configure PriceLabs or Wheelhouse with summer weekend minimums, Sailfest and art festival dates, graduation weekends, monthly rules for contractors, and midweek offers for casino visitors, so the calendar draws from all the local sources of demand.
