An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Nairobi: Great Migration safari season; Diani and Watamu beach demand; Conference and NGO travel to Nairobi; Christmas and Easter domestic travel. Guests I price for: International safari travellers on pre- and post-safari stays, domestic families on the coast. Where I start: Safari-season premiums, rainy-season floors, and corporate midweek rates in Nairobi.
For Airbnb and Booking.com, I set up airport-friendly check-in rules, one-night allowances on safari transit dates and longer minimums at Christmas on the coast. If you price with PriceLabs or Wheelhouse, I tune the seasonal profile to Kenya's two rainy seasons, which default settings rarely capture well.
