An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in New Braunfels: Tubing on the Comal and Guadalupe rivers; Schlitterbahn waterpark; Gruene Hall and the historic district; Wurstfest and Canyon Lake boating. Guests I price for: Texas families and friend groups from San Antonio, Austin and Houston on 2 to 4 night summer stays. Where I start: River-season premiums with weekend minimums, Wurstfest pricing, and winter floors.
On Vrbo, Airbnb and Booking.com I price your New Braunfels home for Texas group weekends, with PriceLabs or Wheelhouse handling daily moves and my own rules for summer minimums, Wurstfest and the long winter. I keep fees and occupancy limits consistent across channels, so a large party sees the same total wherever it books.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in New Braunfels.
