An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.

Guests I price for: International and domestic road-trippers on 1 to 2 night stays between park stops, plus summer boating families basing near Wahweap and the Lake Powell shore. Where I start: A sharply summer-weighted canyon-tour calendar, short average stays that need tight orphan-gap rules, and premium pricing around sunrise and sunset tour demand.
For hosts here I set up PriceLabs or Wheelhouse with one-night stays, tight orphan-gap rules, summer premiums and winter floors, keeping Airbnb, Vrbo, Booking.com and Expedia consistent so international road-trippers see the same total wherever they plan their route.
