An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Pattaya: Chinese, Russian and regional Southeast Asian inbound; Bangkok weekend travel; Jomtien and Wongamat condo demand; Golf and international events. Guests I price for: Regional and European travellers on 3 to 7 night stays, monthly winter residents. Where I start: Condo-tower positioning, monthly winter rate cards, and rainy-season floors.
On Airbnb, Agoda and Booking.com I set up PriceLabs or Wheelhouse with monthly rate cards, event overrides for Songkran and the fireworks festival and rainy-season floors, making sure listings follow building rules and stay consistent across channels. For towers limited to 30-night stays, I keep the Airbnb listing on monthly pricing only.
