Consultant's view

Alaa's take on Thailand

“Thailand's biggest issue is legal: stays under 30 days generally need a hotel licence, and many condo buildings forbid them. That makes monthly stays the natural product for most condos, while licensed villas and hotels sell the cool-season peak. The monsoon affects each coast differently.”

Alaa Elhadi, revenue management consultant. Cornell certified, 18 years in hotel and short-term rental revenue.

Thailand at a glance

Busiest
November to February cool and dry season, at its highest from Christmas to Chinese New Year.
Quietest
May to October monsoon and rainy season, when floor pricing protects occupancy.
Dates to price first
  • The November to February cool and dry season that anchors demand nationwide
  • European and Russian winter travel, plus Chinese New Year inbound
  • A large monthly-stay segment across Bangkok, Chiang Mai and the islands
  • Festivals and events such as Songkran, Yi Peng and the Full Moon Party

Rules Alaa checks before pricing a property in Thailand

Thailand's Hotel Act makes operating an accommodation business without a hotel licence an offence, and it is widely understood that letting a property for periods shorter than 30 days on a regular basis amounts to running a hotel and requires a licence, which is why many operators focus on monthly-plus stays that fall outside that rule. Condominium juristic persons also commonly prohibit daily letting in their buildings. We price to the 30-day rule and to each building's own by-laws, and leave licensing to the owner and their advisers.

Rates are set in Thai baht (THB) and priced for net revenue after channel fees. Channels: Airbnb, Booking.com and Agoda lead, with Vrbo strong for villas and Expedia for hotels.

How Alaa would price a property in Thailand

The moves Alaa makes first when a hotel or host in Thailand books a session, and the errors he corrects most often. Every one is set up inside your own pricing tool, so it keeps working after the call.

Alaa's pricing playbook for Thailand

  1. 1

Confirm licensing for stays under 30 days.

  2. 2

    Build monthly rates for condos.

  3. 3

Price Christmas to Chinese New Year for licensed villas.

  4. 4

Price Koh Samui's different monsoon timing separately.

  5. 5

    Set rainy-season floors.

Mistakes Alaa fixes most in Thailand

  • Daily condo rentals without a licence.
  • One monsoon calendar for all regions.
  • Monthly demand ignored.
Alaa's pricing calendar

How I price Thailand through the year

Revenue management consultant in Thailand
  1. January to FebruaryPeak

Chinese New Year moves each year, so I shift its premium with the lunar calendar and keep European and Russian winter guests on weekly rates around those dates.

  2. March to mid-April (including Songkran)High

Heat builds and the north can suffer seasonal haze, so I soften Chiang Mai rates while pricing Songkran as a short festival season in the cities and beach towns.

  3. Late April to OctoberLow

The southwest monsoon quietens the Andaman coast, so I lean on monthly stays and on Gulf islands that stay busier in July and August, rather than slashing Phuket nightly floors.

  4. November (Loy Krathong and Yi Peng)High

Chiang Mai's lantern festival is one of the tightest weeks in the north; I price it as an event block and use November to restart the high-season ladder in the south.

  5. December to early JanuaryPeak

Christmas and New Year on Phuket and Samui sell first, so I set five to seven night minimums on licensed villas and open those dates with confident rates by midyear.

Where I price Thailand differently

Phuket
Licensed villas earn most from December to April; I price pool villas for families on week-long stays and keep west-coast beach locations above inland homes in Kathu or Chalong.
Chiang Mai
A long-stay and festival city; I build monthly rates for remote workers in Nimman and the Old City, then price Yi Peng and the cool season as distinct peaks.
Koh Samui and Koh Phangan
The Gulf islands follow their own weather pattern, so I give them a separate curve, with summer holidays mattering more here than on the Andaman side.

What I check first in a Thailand audit

  1. 1Whether the TM30 notification is filed for every foreign guest, because hosts must report foreigners staying with them, and a missing process creates risk that no pricing gain can justify.
  2. 2Which nationalities actually book the home and when, because island villas, Pattaya condos and Chiang Mai houses each draw different source markets with very different booking lead times.
  3. 3How rates on Agoda and Booking.com compare with Airbnb, since Agoda reaches many Asian travellers and any parity gap in Thailand quickly turns into lost bookings or channel disputes.

Independent advice

Revenue management consultant in Thailand

For owners in Thailand I start with the legal question, then decide whether each property is a nightly, weekly or monthly product. We set clear seasons for each coast and city, check how the home reaches Asian, European and Russian guests, and agree targets you can track without second-guessing every rate change.

Airbnb, Vrbo & Booking.com

Airbnb pricing expert in Thailand

For Thai hosts I configure PriceLabs or Wheelhouse with separate seasons for the Andaman coast, the Gulf islands and the north, plus event bands for Songkran, Yi Peng and the Full Moon Party. Monthly and weekly discounts are built in from the start, so condos and villas each sell the stay length they are suited to.

Hotels & resorts

Hotel revenue management specialist in Thailand

My five-star hotel background suits Thai resorts and city hotels well: I work on wholesale and tour-operator allotments, release dates, Chinese New Year and Christmas fences, and the mix between OTA and direct business. For island resorts I also look at how rainy-season packages protect rate integrity for the peak months.

FAQ

Questions owners in Thailand ask Alaa

Can I rent my Thai condo daily?

Usually not without a hotel licence. Alaa builds monthly strategies.

Does the monsoon hit all of Thailand at once?

No, Koh Samui's wettest months differ.

How should I price for the Full Moon Party on Koh Phangan?

The party follows the lunar calendar each month, so the nights either side of the full moon fill first around Haad Rin. I load those dates months ahead with a short minimum stay, and keep quieter parts of the island priced for families and couples who prefer to avoid party week.

Does Chiang Mai's smoky season affect bookings?

Often, yes. From late February to April, agricultural burning can bring heavy haze, and many long-stay guests leave the north then. I lower expectations for those weeks, push monthly offers earlier in the cool season, and avoid strict cancellation terms that guests will resent if air quality turns bad.

Does Alaa Elhadi consult for hotels and Airbnb hosts across Thailand?

Yes. Alaa works 1-on-1 with hotels, resorts, serviced apartments, Airbnb hosts and property management companies throughout Thailand, remotely, with no minimum or maximum portfolio size. He has dedicated market pages for 7 destinations in Thailand, and the same approach works for any town or region not listed. Prices are billed in USD and the strategy is built for Thai baht (THB) revenue.

How do I start with Alaa in Thailand, and what does it cost?

Start a chat or book a session online. One-time PriceLabs strategy sessions are priced by your exact listing count from $125; managed plans start at $225 a month; hotel consulting is quoted per property; Revenuenaire Dynamic Pricing software is from $17.99 per listing per month. There is no minimum or maximum portfolio size.
