An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Reno: Hot August Nights and Rib Cook-Off; Burning Man staging; Lake Tahoe ski and lake access; Tech relocation and business travel. Guests I price for: Event travellers and Tahoe-bound groups on 2 to 4 night stays. Where I start: Event-week premiums set a year ahead, ski-weekend rates, and corporate midweek floors.
Inside PriceLabs or Wheelhouse I set up the summer event run as dated overrides, a snow-weekend rule for homes near Mount Rose and weekday corporate floors. Burning Man arrival and departure days get their own minimum stays, and the same logic flows to Airbnb, Vrbo and Booking.com.
