An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Ruidoso: Summer cool-mountain escape for Texans; Ski Apache winter season; Ruidoso Downs racing and the All American Futurity; Lincoln National Forest hiking and Mescalero events. Guests I price for: Texas and Oklahoma families on 3 to 5 night cabin stays in Upper Canyon and Alto escaping the summer heat, plus winter skiers and Labor Day race crowds. Where I start: A rare three-season market balancing summer, winter ski and holiday racing peaks, cabin weekend minimums, and flexible rules after wildfire-driven demand swings.
I set up PriceLabs or Wheelhouse with a long summer season, the Labor Day race weekend and the Christmas block as date overrides, plus snow-based weekend pricing for Ski Apache. Minimums vary by season, and Airbnb, Vrbo and Booking.com all follow the same calendar.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Ruidoso.
